Buying a home is one of the biggest steps you'll ever take in your life. We at Castle Homes realize that you may have lots of questions, or be confused as to where to start in the buying process. 1. What are my financing options when purchasing a manufactured or modular home?
A. With new and changing laws coming in our industry, we are somewhat limited in the advice and guidance we are allowed to give you regarding financing options. However, we have always, and will continue to work alongside most local financing institutions to insure you get the financial guidance you need when seeking financing for your new home. We deal with most local banks and credit unions, including but not limited to, BB&T, PNC, Prime Lending, Wells Fargo and Union Mortgage, for residential mortgage loans. For chattel loans (home only), we often work with 1st Federal, 21st Mortgage, and Triad Financial. And while we are happy to provide you with a list of local lenders, we encourage you to seek out financing options with a trusted lender in your area and direct your specific questions to them.
2. What are the credit qualifications for purchasing a new home, and what will my monthly payment range be?
A. As mentioned in Question #1, we are not allowed to discuss specific credit qualifications with you regarding the financing of a new home. However, we can provide you with two tools to help you in that area - a FREE credit report and a mortgage calculator. (Disclaimer: The following information is provided as a tool only. 3. How long does it take to build my new home?
A. Unlike building a traditional site-built home, the manufactured and/or modular home building process can be much faster! Because the building process is contained within a controlled environment, your new home can be built and shipped in half the time it takes to build a site built home - and often within 4-6 weeks. Of course, once your new home is delivered to the set up site, the building process is subjected to some conditions that are out of our control, such as weather, set up schedules and financing hold ups. However, we work very closely with everyone involved to insure the transition goes as smoothly and quickly as possible. For more information, call and talk to one of our sales representatives.
4. Can I "customize" my home with options not offered in the floor plan?
A. Yes. We have years of experience in helping buyers customize their homes to meet their own specific living needs, including building garages, carports, decks, basements, patios and finished upstairs. Even if your desired floor plan doesn't offer a specific feature, we can often customize a plan to allow certain changes and modifications. Please feel free to tell us if there's a special feature you want in your new home!
5. Can I bring you my own floor plan to custom build?
A. Yes! We welcome any manufacturer's floor plan, or your own custom drawn plan. We will do our best to try and have your home built to the exact specifications you desire! Contact one of our sales representatives for more information on custom built homes.
6. Do you offer pre-owned or bank-repos?
A. Yes! We are a authorized Vanderbilt repo dealer, and have access to many nice pre-owned and bank-owned homes, with financing offered on many of them! Contact one of our sales representatives for more information on the availability of these homes.
7. Can you help me find land for my new home if I don't have any?
A. Absolutely! Castle Homes specializes in land/home packages, with lots and acreage available in many different areas. We will help you put together a turn-key land/home package that includes everything you need to get the home AND the area you desire to live in.
